Is there a charge to view a property?
No, viewing a property is completely free & you may view as many properties as you wish. Simply telephone or e-mail us regarding the property you are interested in and we will arrange an appointment for you. -
How do I apply for a property?
Once you have viewed a property and would like to proceed, you will need to complete an application form and submit it to our office as quickly as possible so that your application can be put forward to the Landlord for consideration, this will be supplied to you at any viewing or you can be emailed one or simply collect on from our offices. -
What happens once I have submitted an Application?
Once you have submitted your application to us and your Landlord has accepted your application to rent in principal, your application form will be submitted to a professional referencing agency. They will carry out investigations surrounding your current situation, confirm your employment status, ask for a reference from your current Landlord if you have one, and carry out consumer credit references, bankruptcy checks and search for your registration at your current address. -
How long does the referencing process take?
Assuming our referencing company can obtain the references from your employer & landlord quickly, the referencing process usually takes around 2 working days -
How will I know if my Application will be successful?
If you submit an application to us, we will assess the information within it, highlight any issues that we think will hinder your application and discuss ways of overcoming them before proceeding further. If you are able to provide solutions to our concerns and the landlord is happy with them, we will continue with your application. -
What happens if my Application is unsuccessful?
Once an agreement in principle has been reached and your application has been submitted to the referencing agency, if something should come to light that you have not already told us about, your application may be declined unless we are able to find alternative ways of overcoming the situation, such as Guarantors. -
What is a Guarantor?
A guarantor would be a UK based family member or friend who would commit to supporting your tenancy and associated issues for the life of the Tenancy. The Guarantor would be required to pay outstanding rents and cover damage expenses that may be over and above the security deposit amount. Guarantors agreements are to support your Tenancy for the life of the agreement, covering all outstanding amounts relating to your Tenancy. -
Am I allowed to decorate the property?
Once you have taken up residency, should you wish to decorate the property, we would ask that a request be submitted in writing to your Landlord via our agency, detailing what you propose to do, which rooms/walls you would like to decorate and include a paint sample chart or wallpaper sample with your letter. Once we have spoken to your Landlord, we will confirm to you in writing whether your request has been permitted. Dependent upon the situation, you may not have to return the property back to its original colour shortly before you vacate. -
Can I install SKY TV at the property?
Each property and Landlord is different however, in most cases, Landlords do not mind if Sky is installed at the property as long as it is carried out neatly, within the terms of any lease or planning approval, and installed by professional engineers. In each case, permission should be sought from your Landlord. -
Am I allowed to keep a pet at the property?
In the majority of cases, pets are not allowed to be kept at the property. However, if the Landlord has made an exception and has permitted a pet, extra terms and conditions will be included in the Tenancy Agreement or added as an addition to the agreement if permission is granted after the tenancy start date. Tenants who are found to have moved pets into the property without prior written agreement will be served with a notice to quit & will be required to vacate the property within the specific requested legal time frame.
