How do I become a Landlord?
Once we have viewed your property for renting and you would like to proceed with our services we will provide you with a Terms of Business which will request relevant information with regards to fees and information about you as the owner for the property. Once you have returned this to us completed together with photographic identification and proof of address, simply sit back, relax and let us do the rest. -
What next?
Once you have provided us with all of the relevant information we require, we will obtain suitable marketing photographs of the property to let and get to work with getting it let for you as soon as possible. We will actively market your property and carry out viewings to obtain suitable tenants for you. You can at this stage meet each of the applicants we show around if you like although some landlords prefer to meet potential tenants once they submit forms to be considered for the property. -
How long does the referencing process take?
Once you are happy to proceed with specific applicants for the property we will inform them at the earliest opportunity and discuss a move in date with all parties. Once this has been agreed our team will carry out the referencing which is via a professional referencing company, they will seek to obtain the references from an employer & landlord quickly, the referencing process usually takes around 2 working days. -
How will I know if Applicants have been successful?
As soon as we do, we will telephone all parties concerned once we have received the final report from the referencing company. If they submit an application to us, we will assess the information prior to any costs being incurred. We will highlight any issues that we think will hinder their application and discuss ways of overcoming them before proceeding further. If they are able to provide solutions to our concerns such as additional rent in advance, higher security deposit or the backing of a Guarantor, we will continue with their application, if you are happy to do so, we will of course speak to you about this first. -
What happens if an Applicant is unsuccessful?
Once an agreement in principle has been reached and an application has been submitted to the referencing agency, if something should come to light that they have not already told us about, the application may be declined unless we are able to find alternative ways of overcoming the situation, such as higher security deposit or Guarantors, we will discuss this with you first. -
What are guarantors and what if the applicants need one?
A guarantor would be a UK based family member or friend who would commit to supporting the tenancy and associated issues for the life of the Tenancy. The Guarantor would be required to pay outstanding rents and cover damage expenses that may be over and above the security deposit amount. The Guarantor agreements are to support the Tenancy for the life of the agreement, covering all outstanding amounts relating to the Tenancy -
Are they allowed to decorate my property?
Once they have taken up residency, should they wish to decorate the property, we would ask that a request be submitted in writing to you the Landlord via us as the agent, detailing what they propose to do, which rooms/walls they would like to decorate and include a paint sample chart or wallpaper sample with your letter. Once we have spoken to you the Landlord, we will confirm back to the tenant(s) in writing whether or not the permission has been granted.Dependent upon the situation and the agreement we inform tenants that they may not have to return the property back to its original colour shortly before they vacate. This will be covered in the check-out process once they have vacated the property also. -
Should I let them install SKY TV at the property?
Each property and Landlord is different, if the request is put in writing to us, it’s your decision although we do inform tenants that most Landlords do not mind if Sky is installed at the property as long as it is carried out neatly, within the terms of any lease or planning approval, and installed by professional engineers. In each case, permission is requested in writing for this the same as decorating so we will consult you first and inform the tenants by writing of your decision. -
Should I allow pets at the property?
The majority of Landlords will not allow pets to be kept in their properties however there are a few Landlords who would allow certain pets. If a pet is allowed, we would insist that a higher deposit be paid to cover the increased risk. In addition, carpets and upholstery must be professionally cleaned & flea treated shortly after tenants have vacated.
