We offer both fully managed & let only packages tailored to suite you and your needs by speaking to us we will be able to assist you in your decision on what would work best for you.

To value your property for rental is totally free, we will give you an honest opinion as to its potential value & what we expect it to achieve. We have years of experience in the local property rental market and would welcome the opportunity of meeting you.

Once we receive instructions from you, we will discuss a marketing plan with you and advise you on how best to prepare your property for letting using our expertise to ensure it is presented at its best to potential tenants. Your property will be displayed in our office window, featured on our very user-friendly website, linked to a network of well-known internet property portals presenting your property to thousands of potential tenants, marketing your property 24/7. For any applicants enquiring at our offices we provide them with full colour details of your property, which is also emailed to any potential applicants who register their details with us

Quality properties to rent in Devon - House of Homes - Landlords InformationWe are committed, dedicated and constantly review our database of applicants to promote your property correctly & effectively encourage viewings. We accompany all viewings, allowing us the opportunity to interview prospective tenants at a very early stage; you don’t need to meet applicants if you don’t want to, just leave that to us.

We use an independent professional company to obtain full references for any potential tenants, which include credit searches, employment/income verification for both tenants and guarantors, if required to assess affordability, together with previous/current landlord’s references for character assessment.

Shortly before the commencement of the tenancy we will take meter readings and produce an inventory of the property, which will be supported by a photographic record.

Our fully compliant tenancy agreement has been written in conjunction with our solicitors and offers full protection for both landlords and tenants.

A security deposit is collected by us and protected by the Deposit Protection Service, in accordance with current legislation. As part of our full management service we will collect the monthly rental payments and pay the net amount directly into your nominated bank account. Our computer software package will generate full detailed statements that can be posted or emailed directly to you.

For your peace of mind, and as part of our full management service, a quarterly internal property inspection will be carried out. You will receive confirmation once this has been done which will include advice on any maintenance and any on-going repair issues which may require attention. We have a team of trusted contractors available should their services be required.

At the end of the tenancy agreement we will arrange a checkout inspection of the property to ensure that the property has been left in good order and to highlight any damages that may be chargeable against the outgoing tenants.

  • Full Management Service:

    A Set-up fee of £400 (NO VAT) will be deducted from the first month's rent paid to the agent at the beginning of each new tenancy & then 15% (NO VAT) of the monthly rental amount as a monthly Management Fee.

    EXAMPLE - If the monthly rental amount is £1,000
    you will pay a monthly fee of £150 inclusive of VAT.

    • PLEASE NOTE THAT IF THE MONTHLY RENTAL AMOUNT IS HIGHER OR LOWER THAT THE ABOVE EXAMPLE CHARGE, THE COMMISSION WILL BE CORRESPONDINGLY HIGHER OR LOWER.

    Tenant Finding/Let Only Service:

    • For this service, a fee equivalent to 1 Calendar month's rent will be charged (NO VAT).
    • Minimum fee £500 (NO VAT).
  • Complaints Handling Procedure

    House of homes aim to provide the highest standards of service to all Landlords and Tenants, but to ensure that your interests are safeguarded; we have the following procedures in place.

    • If you believe you have a grievance, please write in the first instance stating the nature of the problem and some basic background information to Mrs Kerry Wales (Owner) at the address below:

    • The grievance will be acknowledged within 3 working days and then investigated thoroughly in accordance with our established “in-house” procedures. A formal written outcome of the complaint will be sent to you within 15 working days. If we require more than 15 working days we will advise you in writing and confirm our revised response date.
    • Following the conclusion of our in-house review we will write to you with a final written statement.
    • If you are dissatisfied with the conclusion of the in-house review of the complaint, you can refer the matter to: The Property Ombudsman, Milford House, 43-45 Milford Street, Salisbury, Wiltshire, SP1 2BP.
